The Property Manager will advertise the property, and interview potential tenants as well as obtain a credit check. What sort of service should I expect?

In our office you will have a dedicated Property Manager that will look after your property in all aspects. This gives you confidence that your Property Manager will know your property "inside out", from the tenants, to the property, right through to you as owners. Of course the Property Manager will have the full support of the Owners and Directors who are always available, as well as a full time Office Administrator.

In our company the people who own the business run the business, with all the accountability which that demands.

What is your knowledge of the Residential Tenancies Act?

Both Directors and your Property Manager's have a full working knowledge of Tenancy Law, and all that is required to maintain compliance in this ever changing, fast paced sector.

Do you have processes in place to pick up account discrepancies?

Yes. We have a highly sophisticated self-auditing computer software system which has been designed specifically for property management. We also make available details of your account which you can access 24 hours 7 days a week. (There is a small annual charge for this).

Are you dedicated solely to Property Management?

Yes. We stick to what we are good at without the added distractions of a Sales Office that most of the larger, nationally branded companies have.

How do you find Tenants?

Your property will be advertised on Trade Me, and viewings scheduled through Trade Me's Viewing Tracker software.

If we do not have the right tenant for your property immediately, we will wait until we do. There is no point in putting someone into the property who may become a problem for the owner further down the track.

When are you available to show my property to prospective tenants?

We work 6 days a week showing properties as required (after hours if needs be), and will always be on hand to conduct the viewings. Viewings are scheduled through Trade Me's Viewing Tracker software.

How often do you pay out your owners?

We pay out our owners on the 1st and 15th of the month, and a statement is issued with every disbursement. Of course we can also simply pay out only on the 1st if you would prefer.

Do you ask for 4 Weeks Bond?

Yes, we do without exception. In our experience this amount offers the most cover for owners should things go wrong during the tenancy, and offers additional potential "insurance" alongside your actual insurance policies.

What geographical area do you cover?

We cover the total greater Christchurch area and we also manage properties in the Selwyn and Waimakirir Districts.

How often do you inspect properties?

Our first inspection is 6 weeks after the tenant moves in, and thereafter we inspect every 3 months.

Regular inspections are pivotal in protecting your property and to avoid any problems developing.

Be very wary of any Property Management company that doesn't carry out regular scheduled inspections.

How are your staff trained?

Our staff are themselves investment property owners and mortgage holders, which gives them a good insight into owners' requirements.

They regularly attend outside traininbg seminars as well as our internal training sessions run by the directors and our third party software suppliers.

In addition our Property Managers are NZQA qualified with the NZ Certificate in Residential Property Management Level 4.
